We've been building in and around Brownsburg since 1988, and our office is here in the Arbuckle Commons. This is the town where we have worked with the inspectors, the soil and the trade partners the longest.
What building in Brownsburg looks like
Brownsburg sits at roughly thirty thousand people and ranks among Indiana's fastest-growing municipalities. Growth it has managed deliberately enough to keep a small-town feel that several of the northern suburbs have lost. That growth shows up in the permit numbers: the Builders Association of Greater Indianapolis counted 268 single-family permits across Hendricks County through March of 2026 alone, nearly matching the 292 issued in all of 2025. Eight separate developments have had new subdivisions under construction in Brownsburg.
For a family thinking about building, that tempo cuts both ways. There is real competition for trade partners and for lots, and there is also a large, well-established network of trade partners who know this county's inspectors and this county's soil. We've worked with most of them for years.
The two Brownsburgs, from a builder's point of view
The housing stock here splits fairly cleanly. There is a stock of traditional ranches and two-stories from the town's earlier development phases. Houses now old enough that the kitchens, baths and mechanical systems are due. And there is newer construction in the subdivisions that have opened over the last several years, where single-family homes run from the mid-$150,000s up through the $500,000 and $600,000 range.
Those two groups call us for different reasons. The older houses call about kitchens, bathrooms and additions, usually a primary suite, a bigger kitchen, or a wall that needs to come out. The newer ones call about finishing bonus space, adding a porch, or building something entirely different on land they've bought outside of town.
Two-story houses and the stairs problem
A lot of Brownsburg's subdivision stock is two-story with the primary bedroom upstairs, which works beautifully at forty and becomes the reason people list their house at seventy. It's worth saying plainly: that is often solvable. A main-floor primary suite addition, or a bathroom reworked to be genuinely usable, is frequently cheaper than moving and always cheaper than moving twice.

It depends on whether your property sits inside Brownsburg's corporate limits or in unincorporated Hendricks County. The town runs its own planning and building department; the county has a separate planning and building office for everything outside the incorporated towns.
Subdivision covenants frequently add a third layer with its own architectural review. We sort out which applies to your address during pre-construction and handle the filing.
Yes. Remodels and additions inside established neighborhoods are routine work for us, and covenant-controlled subdivisions usually just mean an extra approval step for exterior changes: siding, rooflines, anything visible from the street.
We'll ask for your HOA's architectural guidelines early, because it's far better to design inside them than to redesign around a rejection.
