Where the property is

Town at minimum, address if you have it. It tells us the county, whose rules apply, and often the vintage of the house.

What you're trying to fix

Not the solution: the problem. "There's nowhere to put the kids' shoes" leads somewhere better than "we want a mudroom."

Roughly what you have to spend

It's not a negotiation. It's how we tell you in fifteen minutes whether this is realistic instead of in month three.

There's no booking calendar on this site, and that's deliberate. We'd rather spend fifteen minutes on the phone first, working out whether the project is something we should be doing at all.

Yes. The phone call, the on-site look and the rough ballpark that comes out of it are all free. The first thing that costs money is pre-construction, and you'll know exactly what that is before you're in it.

No, and it's worth explaining why. Free plans get paid for somewhere, usually inside an inflated construction price, or by a builder who draws fast and prices vaguely because they're not being paid to be accurate.

Paying for pre-construction is what buys you a permit-ready set and a fixed price you can hold us to. It's also the package most banks want before they'll write a construction loan.
